Excess Debris

Excess debris consisting of sticks, pine needles, and leaves can trap water against the roof and allow it to seep in by capillary action. Gutters can become clogged with debris build up, which can slow water flowing off the roof, giving it time to soak through.

Keep your roof free of debris by trimming overhanging trees regularly. Make sure to perform regular gutter cleanings by removing debris and flushing the gutter to check for proper flow.

Flashing

Flashing is a strip of metal used to stop water from penetrating the junction of a roof with another surface, such as a chimney or a skylight. Leaks are common around chimneys and skylights because over time the flashing sections may slide out of place due to missing nails or caulk drying and cracking over time. Improper installation is usually a culprit.
